Montoya Circle, the area
surrounding the Boca Raton Synagogue is made up of several small
communities, ranging from apartments and townhouses to multi million
dollar custom homes. Due to the high demand for this location, prices
have skyrocketed here in recent years. The descriptions below will give

Thornhill
Green
Thornhill Green is made up
of 104 Single Family homes built in the 1970's.
Homes in Thornhill green originally where 3 and 4 bedroom ranch
style homes, some with pools. Many of these homes have since
been replaced with much larger custom estate homes. Original
homes are currently selling from the $800's and up, while
newer homes sell for as high as over $2 Million. Real Estate values

Estates
Thornhill Estates is similar to
Thornhill Green with 62 homes built at the same time and with the same
floorplans. Since Thornhill Estates borders on Boca Pointe some homes do
have golf course views. Real Estate prices here are equal to Thornhill
Green and have appreciated at a similar rate, although Thornhill Green
is located closer to the Boca Raton Synagogue which makes it more

Boca Hamlet
Boca Hamlet consists of a
mix of ranch and two story homes. A total 57 homes built in the late 1980's
and early 1990's. Several homes here have been replaced with multi-million

Estates

Family ranch style 3 bedroom homes built in
the late 1970's and early 1980's. The
exterior of the homes (painting, landscaping)
is maintained by the homeowners association
which enforces strict rules of conformity
across all homes. There have not been any
rebuilds in this community yet, but with time
the associations objection may be challenged.
The smaller lot sizes also make building
large homes less appealing. Real Estate values have risen steadly, although not quite as well as some of the other communities on Montoya Circle. Homes are currently selling in the mid $300's

The HOA is $407/month which includes all exterior maintenance, cable, and building insurance. There is currently a $189/month assessment for the roof and building improvements.
